If you found this trying to figure out Hyatt Ziva vs. Hyatt Zilara Cancun, I’m so glad you’re here! This post will discuss the differences between Hyatt Zilara and Hyatt Ziva Cancun and share all the information on the resorts.
Before we get started, let me quickly introduce myself. My name is Amy, and I’m a Travel Agent specializing in Hawaii, the Caribbean, and Mexico. Hyatt Zilara Cancun is my favorite resort, and I’d love to tell you more about it and its sister property, Hyatt Ziva.

Please note that Hyatt Zilara Cancun is currently closed for a full renovation and is expected to open in very early 2026!
The differences between Hyatt Ziva and Hyatt Zilara Cancun
Both properties are World of Hyatt brands and are considered some of Cancun’s best resorts.
The main difference is that Hyatt Ziva Cancun is a family resort, and Hyatt Zilara Cancun is adults-only. Hyatt Ziva has a beautiful adults-only area, so we’ll talk more about that later. However, your choice must be Hyatt Ziva if you have a family.
Hyatt zilara Cancun
Hyatt Zilara Cancun is located on the widest stretch of beach in the hotel zone. This is an adults-only resort, so guests must be 18+. There are only 310 rooms, making it a smaller and more personal resort.

Every room at this resort faces the ocean and has an ocean view. There are multiple room categories consisting of:
- Junior Suite King (or double)
- Oceanview Junior Suite King (or double)
- Oceanfront Junior Suite King or Double (click for video)
- Oceanfront Luxury Suite King
- Swim-up suite king
- Presidential Suite

While it has not officially been announced, it is widely speculated that the resort will close down in 2025 for massive renovations to all rooms.

Restaurants at Hyatt Zilara Cancun
Hyatt Zilara Cancun has multiple restaurants, including:
- Maria Marine (French-Mexican Fusion)
- Asiana (Asian food)
- Chef’s Plate (at an extra cost or included in swim-up and Presidential suites)
- Spice (buffet for breakfast, lunch, and dinner offering a rotating dinner menu.)
- Punta Vista (Outdoor location offering Mediterian food and more)
- 24-7 suite service
- Habaneros (poolside offering burgers and other quick options)
- Casa del Cafe (Coffee shop and ice cream/smoothies/pastries/snacks.)
Hyatt Zilara also offers 4 bars.

Activities at Hyatt Zilara Cancun
There are two pools at Hyatt Zilara, including one with a swim-up bar. An activity pool also offers two foam parties per week and various activities (volleyball, aqua aerobics, etc.) throughout the day.
Nightly activities are abundant and range from karaoke to circus shows and more. A calendar of events is available via QR code in your room or on a large screen in the lobby.
This resort offers one of the best gyms I’ve seen in a resort and a lap pool. There are many daily fitness classes and a fantastic spa.
Hyatt Ziva Cancun
Hyatt Ziva Cancun is located along Punta Cancun in a prime location with views from almost everywhere. This resort is split into three buildings. You can check out a video tour of Hyatt Ziva Cancun here: Hyatt Ziva video tour.
All 547 rooms at Hyatt Ziva have balconies. The Turquoize Tower is for adults only. The benefit of the Turquoize Tower at the Ziva vs. staying at the Zilara is more restaurant options and updated rooms. The downside? Children.
While the Turquoize Tower is adults-only, children will still be around other parts of the resort. If you’re planning a relaxing honeymoon or getaway, you might want to choose the Zilara. Check out a Turquoize Oceanfront Master Suite Room Tour here.
Unlike the Zilara, the Ziva Cancun offers a club level in the Tower Building. Everything is included at Hyatt Ziva, but this is similar to Secrets Resorts and their Club Level amenities.

- Healthy Juana’s (smoothies)
- Pasteles (Desserts)
Hyatt Ziva also offers 6 bars plus a club lounge.
Activities at Hyatt Ziva Cancun
Hyatt Ziva Cancun offers three pools and two hot tubs. There is a great gym and a fantastic spa, and fitness classes are also offered daily.
You’ll find plenty of nightly entertainment. In addition to a kids’ club, there are plenty of activities for kids, from Spanish lessons to VR golf. There is also a separate area for teens so they don’t have to hang out with the little kids.
Which is better, Hyatt Ziva or Zilara?
If you’re planning an adults-only, all-inclusive Cancun vacation, you can’t go wrong with the Hyatt Zilara or Hyatt Ziva Turquoize. I personally prefer the Zilara, but the Ziva does offer more restaurants and activities as it’s a larger resort. The recently updated rooms are also a perk.
If you’re traveling with children, Hyatt Ziva Cancun is my favorite family resort in Cancun! If your children are over 18, you’ll have to decide if you prefer adults-only or don’t mind younger kids being around.
Lastly, not all rooms at Hyatt Ziva Cancun have an ocean view, but all rooms at Hyatt Zilara Cancun do. That may be a deciding factor if an ocean view is essential and you don’t want to pay a premium for it!
